I just picked up Building Wealth One House at a Time, Updated and Expanded, Second Edition by John Schaub 

So here's the FIRST THING I need help understanding: I'd like to now expand without having to raise cash for a downpayment.

Hi,In the last year I have started to learn and invest in notes.I have been investing a lot of time in listing to podcasts (mainly Scott Carson and some other knowledgeable guys) and reviewing and analyzing huge amount of tapes and opportunities (and picked and acquired few out of them).I have already acquired few notes of my own (I mainly looking for non performing 1st lien notes).I am connected with few sources which are sending me tapes regularly (brokers, hedge funds representatives, websites exchanges platforms and such).I am looking to expand my sources and to connect with more good, reliable and ones which has access to 1st hand quality notes sources.Appreciate your thoughts/guidelines on how can I find such.Thanks,Eran

I've only spoken with one realtor in the area, thus far, and it was more in the context of a specific property than establishing an ongoing relationship.I appreciate your commitment to self-managing your properties and expanding your management knowledge in advance of handing things off to a PM.

@Omar Bunch Definitely continue to expand your network by going to local REIA meetings.

With that said i was thinking about expanding my agent team but haven't reached that decision yet. 

Are you expanding it into other territories (aka niches or complementary businesses).

What you focus on expands! 

I had plans to expand to Buffalo back in 2017 but now it's hard to find some bargains there as well.
