We told him speed was the most important factor and he got us to closing in 11 business days. 

Less than three weeks ago I received the largest profit sharing check of my life due to a flood of socio-economic factors and adherence to a people first, growth mindset by my company.

@Matt Nico, the lender will take the income from the property, subtract a 5% vacancy factor(unless the vacancy in the area is higher according to the appraiser), then subtract the mortgage payment and other expenses such as utilities,  maintenance, etc and come up with a ratio(DSCR).

After factoring in all of my expenses above, my projected Cash ROI is at 0.74 % (not including return on equity).

@Patrick J.BP put out an article with a bunch of great data about about different market returns and I wrote a thread detailing some factors that have driven RE returns based on tier data. 

I thought this opportunity would be almost too good to pass up, and extra motivating factor to get started.

I would only use the HELOC for 20% down if I knew the rent would end up paying that off quickly and had it factored in along with my mortgage.
