The closer into the city center, the better quality buildings/neighborhoods/residents, and the better the long-term appreciation is likely to be, but the lower the cap rate will be.

It's no longer secret San Francisco is decaying and transforming into new Detroit en masse, while suburb (tech heavy immigrant center) is growing very fast.

Speak with the Chamber of Commerce, Workforce Center or any employment agency, major employers in the neighborhood (particularly those that pay strong salaries like medical, public schools, major companies, etc.).

That being said, the closer you are to job centers the better your prospects for renting are.
