I'm no expert, but the the way I look at it now is that I'm gaining experience to complement all the knowledge I've gained over the past several months, earning a little extra passive income on the side, meeting people, and getting comfortable with being in the driver's seat so that I can see the opportunities ahead that will allow me to leverage my wife and I beyond the entry stage.

By that I mean changed your mailing address, changed your drivers license and car insurance, and actually slept in the place night after night?

Try evicting people who don't have any cash or a valid driver's license or credit card.  

I wasn't the driver but I've let a few people in the area know that I want every address and number of for sale by owner sign that they see.

You have them fill it out, take an iPhone picture of their Driver's license (for ID, front and back) then have the Tenant Check company run them.Sometimes just this procedure alone is a Screen Technique;-)

Currently I am using contractors to do that but that seems to put the contractor(s) in the drivers seat and me in the backseat of the car and I would like to change that.I want to know everything that I need to know before I get a contractor to do a bid on the job.  

A person defaults on their loan and then gets mad at the bank for following through.

Economic drivers / access to jobs in Greater Boston, schools, public transit, public investment and revitalization projects, news restaurants and services, etc. 

Now months later, my end buyer discovered material adverse facts on the title to the property (that I was not mad aware of by the seller) and ultimately my end buyer was not able to take possession of the property after closing.

I have went ahead and sent some of these things in and the negotiator seems to get mad and not respond for another 10-15 days only to tell me that they are not accepting below this amount.I am wondering if it is the fact that the property is listed and they want to hold out for a better offer?
