I'm not sure I would want to leave the W2 world just yet, even if I do relocate to TX, as I am [in theory] in the prime earning years of my career (~10 years post-MBA), so I would probably move to Austin or Dallas if I go that route.

Here I go :) About 4-5 years ago I was offered 8 units, at 165k, 10% down, owner financed at 6%, 100% occupied, 4 minutes away from downtown Dallas in the Fair Park area (yes the multifamily unit had a great downtown view and was all brick).
