Thats why you have lawyers or title companies checking to make sure that the title to the property is clear to the new owner, ie., no mortgages or liens against the property or judgments (back taxes, special assessments, unpaid water bills) either.

In some states, a lawyer can broker real estate deals without getting a real estate sales or brokers license.Also, i read elsewhere that "bird dogging" is illegal w/o a real estate liscence.

If you have a property in an area where you can command a Copacabana type rent, I would at the very least have a property lawyer draw up an iron-clad rental agreement.
