We are not interested in doing much more than cleaning, paint, fixtures, landscaping and flooring.

So flooring, screens, door jambs, etc will be repaired or replaced if  damaged. 

The hardwook floors we brought back to life, new roof, new deck and gut rehab make us proud to have "swung our own hammers" on this one.

It needed minor rehab and some work on the yard, the first floor unit needed to be turned into a 2 bedroom but was pretty much done. 

The building must be concrete or block to get financing.

I am under contract for a 4 unit property with a lot of poorly allocated space from additions over the last century.Utilities are separated per unit already.One first floor unit has enough space for to be a 3bed/2bath or convert to 2 - 1 bedroom units4 unit ARV is $240k, $2800 gross rents5 unit would be $3400 gross rentsWhat other issues other than being forced to use commercial financing should I consider before making the conversion?

Floors have a 10 year life span.

I would recommend starting with some "easier" projects that you could figure out or maybe have done before such as painting, flooring, landscaping, ceiling fans, etc.
