My own opinion is by rationale of why the 15 year rule exists (to not discourage new building) it should not apply to either building.  

They don’t build new hangers very often as there is limited airport land.

This way, I have direct access and communication with the landscaper and I make sure my lawn, trees, shrubbery, plants, and irrigation system are being well maintained. 

Been in communication with the mortgagor and even after submitting the trust doc, they say it's insufficient and want a grant deed, quit claim or probate document.

For the past month, I've been doing a short term rental for my 1 bedroom apartment in a 3 unit building.

Build a relationship now for the future or switch to a better tax person.  

You need to build a team (Legal, Title, Appraiser, Accountant) just like when buying real estate.

So, we have a few possibilities: 1) My parents could sell the home and buy a new one with cash which we could do a land contract again. 2) My parents could buy vacant land which we can then build on.
