Hey Friends, I'm thinking of hosting a BBQ at my place for Alaskan investors July 1st - just gauging interest here.

Is hosting long term stays over 28 days a bad deal regardless if I have many snowbirds in my market?

Finding a brokerage based on a physical office likely will cost you more as an agent, ironically since 2014 I have only met 1 client in my real estate office so rather than paying for rent and upkeep of an office I never used I switch to cloud based brokerage. 

That said, you can still maintain “super-host” status if you have multiple STRs.

honestly, this "rehab" if you can call it that stinks to high heavens. i think your mind is getting clouded with the assumed cash flow amount. i foresee quite a few capex/opex items in your near future. the roof alone is completely unacceptable. they probably had some shingle slappers come out and knock it out in one afternoon. wouldn't be surprised if there are more issues hiding underneath. everything is fixable, but i'd be weary of everything else you cannot see. has your inspector snaked the drains and made sure there are no leaks in water lines?

Might be something worth exploring for STR hosts out there not currently using them...
