If in 10 years sales dried up because of a market cycle for commercial I would still have excellent cash flow.Older brokers I know in their 60's and 70's have a bunch of their personal holdings and just work with existing clients and rarely take on new clients unless they show they are serious and ready to go.

After emptying the home with many many dumpster trips (this dump had tons of trash), I have done the following repairs: a new floor throughout (some areas had water damage needing sub-flooring repair), 1 new full bathroom (massive dry rot issues), rehabbed counters in bathrooms and kitchen, new appliances, new water heater, new exterior panels (more dry rot issues); new electrical end fixtures like lights, light switches, sockets, etc; and new landscaping around.

In ever widening circles, I kept looking until I found a 6-unit MFU which gave immediate cash flow which over the years has only grown.I pay for lawn service as the tenants don't want extra  charges and I want to retain curb appeal.A single vacancy in an MFU only reduces income, while in a SFR, the well goes dry until you fix up and rerent.IMO, MFUs are in disfavor primarily due to the high buy-in cost (LTV below 70-75%).

Bottom line is new investors are just like new real estate agents.They will try to suck you dry of the little money you have so they can make hundreds of thousands to millions for themselves.If you really want a specific course you can by for cheap from EBAY at a fraction of the cost.I think it's very funny a lot of these SYSTEMS people are creating for marketing.
