Looking To host our first airbnb in Cleveland OH.

I can host at my office or a small room at Arden Hills depending on crowd size.

Some ideas I had:- Ask for invoices/receipts for all services and purchases so I can investigate if something unusual comes up- Set up e-bill for utilities and internet so that I have direct access to the costs- Ask to be the account owner for Airbnb, Vrbo, etc and add PM as a guest user, so that I can see the bookings and communication with tenants- Install a doorbell camera (I've seen some hosts do this on Airbnb)Are these things common asks for a PM?

With that information, I should be able to give you a reasonable per square foot range for renovations you're looking to do.Unfortunately, unlike MPG in a car, there's no such thing as two houses that are exactly alike (unless you're doing new construction, and even then, there are going to be differences), there are no two contractors that are exactly alike, there are no two investors who negotiate equally, there are no two sets of materials that cost the same, there are different levels of quality, time constraints and a host of other things that contribute to the cost of a renovation...I've done cosmetic rehabs at $25/sf and I've seen other investors do almost the exact same rehabs (in the same area) at $10/sf and $50/sf. 

AirBnb has a great insurance product for hosts that protects us against most damages.

We've had more traction advertising as a co-host company for STR and gaining people who already have STR or are buying one.
