Expenses are things like taxes, insurance, utilites (if you pay or during vacancies), legal expenses, CPA, maintenance, property management, tenant damage, etc.Capital items are big expenses like roofs or furnaces.

You can try to push some of the maintenance to the tenant buyer, but you still have a lease, and you still have all the landlord responsibilities.

Plus enough property to add more, or even storage units.So with my quick figures this could net 8-10k / month profit and thats with a property manager and maintenance man with rents lower then market.HMMMMMM..

Unlike retail where the tenant is only there for work hours so the wear and tear is not as bad and they don't notice the small things when they aren't there all the time.I would say that apartments are "residnetial" in that they are places where people live and the operation of this type of property is similar to owning a SFR or duplex.Your comment about less wear and tear on retail does not seem applicable as retail units usual have NNN tenants in that they are responsible for ALL the interior maintenance and upgrades they desire.

Funny, how the tax people find everyone they need to find.Landlords objected to the idea of signing away their right to object to entry by the government and the word "annual inspection" rolled off of the codes administrator as he was explaining "probable cause" "warrants" etc.

I'm not even going to argue maintenance, vacancy etc. for the moment...Because you got 5k of your money back...You have 5k left in the deal...You're getting 400/month...$4800 per year...That's a 100% return on your money...Most would say it's a good deal..
