Deal or no deal Its a property in myrtle beach arv is around 145K they want 90k but negotiable it was flooded in the storm they completely gutted it and sprayed all thats left is to rebuild 2 beds 2 baths it's an A or B neighborhood gated community the seller says they want an honest offer but doesn't want to be robbed.

Using the VA loan gets you started with very minimal out of pocket (Just because it is $0 for the down payment on a VA loan doesn't mean the property is free lol).

If so, having someone else doing this work doesn't mean you're not a good landlord or doing it wrong, If anything you're doing it right if you never have to spend any time working on this property and it runs perfectly as a passive investment property which should be your ultimate goal.

It doesn't always work out that way.... for example, I'm a really good landlord (as I've found out just this year) but the thought of being a landlord makes me want to run straight into a concrete wall.
