I recently closed on a deal which carried a huge water bill because there was a leak from a pipe burst that happened during the winter.

I wonder if the real estate season is the winter or the summer? 

In order to be year round successful (my opinion) you’d need to appeal to the skiers in winter, festival junkies, peepers, HITS, the rest of the the year and yet be close enough to amenities where people can go out into a decent town.

There still is a chance for values to drop late in the winter of 2023.

It won’t come as a shock to know that occupancy in Miami is highest from winter through the spring.

Seems to me they rent from about 100$ a night in the winter and peak at about 385$ in the summer.
