I'm trying to find the right sincere words to start the introduction knowing they are on the pre foreclosure list.

You may want to put some more key words in your post, like Ohio,  Realtor, and Real Estate Agent. 

I used zillow to find properties in my area, and in the key words box I typed in "motivated" and that'll bring up all the homes in your area that are being sold by motivated sellers and just negotiate with them.

I'm not sure how I can word this if the machines themselves aren't running properly.Do I cut the cord and have the washer and dryer hauled away?

However, you don't want to be known for holding tenants money if they don't have a place to move into.Also keep in mind that word could spread about how you do business on social media or you could end up getting bad reviews about how you conduct business.  

Brandon is estimating similar capex on his five-plex to what Ben estimates for a SFR.It would be great to get a "four-years-later" update from Brandon on this property's status, but I'm also curious whether others here think that Brandon's feat can be replicated - and actually pan out the way his article forecasts, or is Ben's cold water the final word?

Without verifying and just going by his word he said taxes run around $2,000 a year.So....  

I can't trust his word as its business to him.
