Also, property values there don’t generally increase like they do in the US.Trying to apply US strategies in another country often doesn’t work.

I’m active duty Air Force and I moved to San Antonio about 18 months ago.Your strategy may need to switch to older homes in other parts of the city than around Ft Sam or looking at home appreciation over rent (sell instead of rent or look to convert to a STR).I recommend looking for a home in the southern part of San Antonio.

Fear of being in debt and taking on risk in general....can be greatly mitigated, if not completed eradicated, by having clear exit strategies planned in advance.

Even homeowners are guilty of not protesting their taxes so every year the appraisal district wins because not enough owners protest.

Then I sign them after I win an auction right there on the court steps and give them to the lawyer running the auction.

So for instance the tenant slips and falls and wins $1,000,000 in court for your negligence as a landlord and your regular insurance policy only covers $250,000 then your umbrella policy should cover the extra $750,000 judgment against you.

I think going with a turnkey strategy is a great option, since you are out of state.

Maybe diversification is key or is it the strategy?

Hi Rod, House hacking is an excellent strategy, and just got a lot easier as conventional loans now allow 2-4 units with only a 5% down payment.
