I'm a newbie to BP, but it seems there's a wide demographic: people who have never owned a piece of dirt and don't know what an appraisal is to those with hundreds of millions of dollars in experience.

The range can be quite wide ($100-$300) as well. 

They use a national property manager, and their pricing patterns are very obviously using the widely used “pricing automation” software. 

Lot size - are they big enough to put new 14 wide trailers in?

Do you have a estimate on a complete rehab of a 2 bedroom 1 bath single wide under 60 feet and 16 wide?

We've had good luck with HOBO (Home Owners Bargain Outlet) here in SE WI area for a wide variety of kitchen and bath materials.

I have rented down there before and have a general idea, but it seems to vary widely and I am concerned that with sale prices so low, all the folks with houses they can't unload will flood the market with cheap summer rentals for the next few years. 

Remember, that even though many of these terms, like triple net lease, have widely accepted meanings, you always need to carefully review a lease agreement to verify that everyone is operating under the same set of definitions.

I don't want to discourage you buy make sure you go in with your eyes wide open.
