My take is that maybe it makes sense in AC savings with glass curtain walls, or western sunshine states, but here in the NE with small windows in older buildings, it's a waste of money.

There are an awful lot of VA foreclosed  homes on the Gulf Coast, I notice.

We're having a Real Estate Investor Happy Hour tonight at The Barrel on Western in Crown Heights @ 5pm.

One of the HUD AMs that covers the west coast states has a website where if you opt in, they will send you a weekly excel spreadsheet of all there aged properties that are geared to investors and are priced fairly well.

I'm looking for an investor friendly agent, handyman, contractors in Palm Coast, FLI already have some rentals there and am interested in buying more, but I need a good team.  

And of course I would get a professional property management company to manage it for me.I've done extensive research on properties all over the US, and come to these conclusions: 1) It's really tough to find good cashflow opportunities in the northeast and west coast, 2) if you look in the south and midwest, however, there's a lot of smaller cities (population 50,000 - 200,000) that have tremendous cashflow opportunities.A couple of Qs:1) Does anyone have experience in selecting a city 1,000+ miles away from their home just to buy investment properties there?

We have lived on the east coast before, it is very likely that we will move further west, probably not close to Milwaukee.
