But I go as far west as Buffalo, as far south as Hudson, NY, and as far north as Mechanicville, NY.My primary business line is acquiring distressed two to ten unit properties(though I've picked up a few single family homes and also acquired a few larger projects,) renovating them, and getting them fully tenanted with very happy tenants.

Feel like hitting 2% off of a market rate ARV (not some good deal some investor bought from a motivated seller at a discounted price) seems unlikely but does happen in places like the mid-west.

However, with West Point and Stewart Air Base nearby if you had a decent property you could promote to Active Duty personnel I feel that's the best bet.
