The bundles really have gotten heavier over the last 15 years because I always use "archetectural" grade (dimensional) shingles and they used to be 4 bundles per square, now they're 3/square just like 3 tabs.I have bought some "odd lots" off of Craigslist (they now have a "material" classification), and turned down 10 squares once (at $8.00/square) because the bundle wrapping material had deteriorated and it would've been a ****load of work to load them up and then get them onto the roof.

@Shane Willcox  I see all the time where people say they want "broker friendly agents", and I take that to mean they want an agent to do a lot of work for them pulling comps on properties that aren't necessarily for sale, writing unrealistic offers that have little chance of being accepted, and wasting everyone's time.  

I've tried mailing and had very limited success and wasted alot of stamps.  

Worse case, you’ll waste a lot of time, and maybe some legal fees.

If you are dealing with septic or park waste water system you better know how they run under EPA guidelines etc...

Go get your first deal locked and loaded. 

I don't want to end up wasting too much time finding "the one" group But would like your feedback where I can find a group looking to grow communicate and share experiences.

You file in small claims court to collect rent owed and damages.This is routine for landlords and although many will suggest that it is a waste of time it has been proven that at some time in the future many will come back to settle the claim.

If you try to act as a general for a lot of subs at a distance you'll be wasting a lot of time and making your project drag on.

I hate to waste that money also but to get these people off your back for a small amount of funds I believe is worth it
