Those rental numbers are just as valid as the 4rents listed now.

Our original offer included a credit to replace the furnace at a later date and a one year home warranty but our lender insisted that the furnace be done before close.

Are there expenses that are considered valid reductions such as pest reports, property tax pro-rations, corrective work or repairs?  

Thanks for replying, well I don’t live in Germany although I own Portuguese citizenship therefore I’m a EU citizens as far as I know.Will a history of a stable job income from another country be valid?

One thing some DIY landlords forget is to make sure they are who they say they are, everyone over 18 has to show a valid drivers lic (picture) and make sure it's them!

A warranty deed is recommended over a quitclaim deed to preserve a strong chain of title.

In summary, my question to the forums is would I be able to do this or would the lenders not recognize a personal loan as a valid form of down payment?

The best bet is to have the contractor do everything for you one price turnkey that way they are responsible for everything they have to warranty everything and any mistakes, theft or damaged materials is on them not you. 

Point is, I think your Realtor/ex-wife makes a valid argument worth taking into consideration.
