.- There is also a high HOA, $170/month.If I decide to rent it out, the expected rent in the area is $1650-$1700, it is in a pretty good shape and no upgrades needed, hard wood floor, granite counter top, it's all there, I don't expect heavy maintenance in the neat future.Let me know what you think, is renting it a good idea?

If it's internal plumbing revisions, electrical upgrades and/or wall removal/additions, then unless you have pre-renovation floor plans showing what changed, you may be at a lost.

The house needs about 40k worth of work (New Roof, interior and exterior Paint, Flooring, possibly new plumbing, kitchen cabinets, kitchen appliances, lighting)  subbed out and around 25-30k if I put in some sweat equity and take away some upgrades.
