The owner has upgraded all the apartments in 2019 and brought in new tenants on a month-to-month lease this year with market rents.

For example, maybe you want to upgrade your living space so you will take the upstairs of that new house and sacrifice a bit of cash flow OR you take the dingy 1bed suite in the garage so you can get the bigger return.

Has anyone done this before? If so what HVAC company did you use in the Chicagoland area? Thanks Jason

@Kyle Fairbanks it sounded to me you were forcing appreciation by upgrading the property too.

I should have mentioned that I am not opening a new line, I have been with them for many years and have great credit, but wasn't sure upgrading to a new one would hurt?

I upgraded the kitchens, bathrooms, and installed new flooring and painting throughout.
