There is a huge difference between a duplex built in 1985 and one built in 1905, especially if the second hasn't been updated. 

What cap rate do you usually aim for?

As far as the rent, I am familiar with the rent in this market and I'm confident I would at minimum be able to get $550/unit, plus the additional income the detached garage will generate as a storage unit.Thank you for your feedback, and I will keep you updated on the outcome!

Updating the amenities.

We added value to this deal by doing some updates on the kitchen, electrical, and yard.

Our HOA doesn't say much about short-term rentals - it looks like it's been a while since that section was updated.

Once I get an answer on both, I will update bigger pockets.
