Small multi-family (2-4 units) buy & hold investment.

Purchase price: $220,000
Cash invested: $225,000

Purchased duplex to update, finance and rent out.

What made you interested in investing in this type of deal?

Great price, next door to a commercial property we own that needs more parking spaces.

How did you find this deal and how did you negotiate it?

Door knocked to find the deal.

How did you finance this deal?

Used LOC from other properties as "cash". Will finance once we've finished the updates.

How did you add value to the deal?

Painted the main unit. Remodeled the basement unit and made new/clean looking.

What was the outcome?

Easy profitable units to rent.
