The alternative is to use "friends and family" money which can be much cheaper but don´t mess it up or Thanksgiving will be painful for years!

The longer you are invested the Lower the IRR. 10 years is a really long time for this type of investment.If you look at alternative investments I think you can find plenty (like stock market) that would beat this and you have liquidity.For example, warren buffet (or most likely his employees), ingested 250M dollars a few weeks ago in SNowflakes IPO.

It's possible someone can loan you the loan but unless you have the intent and ability to use those funds to purchase the property, your proof may be considered fraudulent and you can be sued for damages if the seller loses an alternative deal because he/she relied on your proof to accept your offer.
