I documented everything but had it fully repaired (the concrete is not yet finished).  

Most banks will not lend to an LLC that does not have well documented P/L history.

Be sure that the entire timeline is documented.   

It sounds like you may have a reason for citing that number, I'd recommend that you work on articulating what the real underlying reason is.I have found that entry level housing, the type that attracts families that are moving up from apartments, leads to great long term tenants.

I have texted every few days and left a VM today but will begin documenting emails as well in case of further action. 

They are not horrible tenants I don't mind them at all, they have been there about 2.5 years.I am not the type of landlord to stay out of this because I truly care about the damage and frustration this is causing for my other tenant. 

Perhaps it is not a deal with great cash flow, but you are breaking even and you know that the property you are buying is going to appreciate because the market is on fire, and with that type of growth, rents will go up in the future. 

I believe also believe there’s a higher priced rental market when it comes to finding tenants for these types of properties.
