In this case you would be able to spray directly to the roof deck and not have to deal with the venting issues the other posters have talked about and it really does make a tremendous difference over blown in or batt insulation.

I value my privacy tremendously and would be ok with 24 hour notice with 1 or 2, but more than that and I'd become a *****, because it's not what I signed up for when I rented and I don't think that's what's meant when the owner has the right to go in with 24 hour notice.

It's unlikely you'll see taxes on a sub $2M escalate to $30K, but given that it's been rehabbed, it's going to generate more income and thus taxes are going to increase.I'd disagree vehemently with a broker pro-forma of $5K a year.

If you are an investor and you want a clean and easy experience, invest in San Francisco or New York City where you will have to pay 1 million dollars, you will yield 3-4%, you will subject yourself to tremendous speculation and unfavorable landlord tenant laws but you will have a clean and easy experience (and even then you would be surprised when you get hit with a 7K maintenance issue which will essentially wipe out your whole return!).
