My original purpose was to set this up for buy and hold which I will do outside my IRA, I really don;t want to pass on flip opportunities but since I have another full-time W2 job which requires frequent travel -- I don't think I have time to wholesale effectively + that is for sure dealer status.Appreciate comments, thoughts, or experience the BP community could provide.Thank you

I would make for an awesome team member, I just need to find a great residential GC partner.Anacortes is wealthy, little town in Skagit County, and I'm looking for investor friendly contractors who want to rehab and flip from the areas of Anacortes, Skagit County, Burlington, Mount Vernon, Oak Harbor, Whatcom, and maybe Snohomish County and Seattle if it makes sense to travel or if you are interested in a new hot market.

I have a friend that does Upstate, Using the buy and hold strategy on single family homes and he is doing pretty well, but it takes allot of work because he has to travel from Brooklyn he drives up twice a week 4 hours each way.He told me there were many investors when he started in the places where he does, and a year later he is the only one left, they all walked away it takes allot of commitment.Advice: Do not rely on managers there you need to do it yourself there they are tough markets.
