My question is can someone point me to some great resources / give any advice regarding the structuring portion of the deal and how to best handle multiple skill sets and personalities in a deal that is relatively higher in value?

As far as I know, Banks aren't in the habit of selling THEIR assets at 70% as-is market value.Will they let you buy their stocks/shares for the same 30% off their traded value?

Does anyone have any specific advice or tricks of the trade that I may be missing?

The skill set is pretty technical. 

The point being that the primary industry for each one of my examples is completely different but the "tech" skill set of the software engineer is applicable in all industries. 

Your phone skills also need to be top notch if your cold calling efforts are going to bare any fruits.

@Mylene Bel, The IRS publications state if you are a non-resident alien and have any US source income you are normally required to file a 1040NR, now there are some trade agreements with certain counties and other variables, but this is why I suggest a Tax expert who specializes in this type work. 

Very few smaller sized properties trade at 1% RVs.

If you're 21 you have plenty of time but no skills, knowledge, experience, connections, and probably little or no capital to risk.That makes your job easy: focus on fieldwork!
