Second point is, that you need line items as many as many draws per trade, that way, they could not escape and it is easy for you to "cut losses" when needed (ie for my foundation job, i had draws for slab demo, digging, rebar, pouring, finishing, cleanup and punchlist. 5 draws, for how much?

If you don't want to be dealing with a lot of phone calls leave a list of approved vendors with the tenants and they can call them directly if there is an emergency.

@William Huston - Why not manage it yourself and use a service to take the tenant calls 24/7 and dispatch for maintenance emergencies at your directive?
