When you are comparing comps to calculate ARV do you use total lot size or livable space ?

Hi everyone,I’m interested in raising debt for small multifamily deals but I have a few questions about it and how I want it to work with my proposed strategy.One of the things I'm wondering about is how to structure a deal with multiple debt investors and what security they can be offered.

I am looking for a minimum of 20k profit with a 4 1/2 month total time to flip.

Total balance is about 173k, property is worth about $200k.  

Total water usage was close to 69,000 gallons for September.  

Should I first secure a pre approval for what I am qualified for or should I just continue looking at properties.

If the investor needs more security before investing, attempt to find a tenant who can agree to lease for higher end amount based on comps once the repairs are done, then sell 1/2 to investor now that you have Letter of Intent from tenant. 

With commercial land brokers commission agreements typically run about 8 to 10% total depending on the project size.    

There were some much more restrictive measures debated such as limiting the total number of STR permits in the city that thankfully did not pass at this time.
