The numbers are tight at current rents (although we will always feel like we're winning since we are owner occupying the property and instead of paying rent to a landlord we will be paying very low monthly rent (to ourselves), if any, as well as benefitting from ~$1,000 per month in loan amortization and potential for appreciation).

Inventory is very tight right now and it is hard to even book a showing because the units are full all the time with vacationers, but still a great time to buy and take advantage of Disney's 50th celebration and the entire planet is itching to take a vacation and we are the #1 destination in the world.Look forward to hearing from you, Good Luck

New Investor in Miami

I'm a new investor and first home owner looking for a property at around 200-300k for studio/1bd or up to 400k for 2bd.My goal is to live in FL for at least 1 year (living in Miami already) and then rent the property out and have a decent return on it.I'm getting pre-approved and ideally would move in around August (tight timing, but I'm trying it).I've been doing a fair amount of research, but I'd be happy to find a good investor-friendly realtor that could walk me through the prospect of the investment and finding a good deal.I would love to share the process with the broader community!
