If the owner doesn't mind a tenant throwing out an old fridge, they will sometimes include the fridge as personal property included with the unit, but it won't be maintained or replaced if it breaks.

Free marketing is the best marketing in my opinion, but throwing a sponsored ad on there for your property may help even more.

I have listened to that podcast and that helped me throw together the idea.

I've had more than one tenant remark that they're glad there's no carpet, it's easier to clean and they can throw down an area rug for color and softness if they want.

Your post is a great reminder that while we can't choose what life throws at us, we can choose how we react. 

I plan on consulting with legal professionals about this, but wanted to throw it out there in case there are other ideas I should think about. 

So many people casually throw around examples of finding houses with 50k in equity after rehab, etc.
