If the owner doesn't mind a tenant throwing out an old fridge, they will sometimes include the fridge as personal property included with the unit, but it won't be maintained or replaced if it breaks.

I've had more than one tenant remark that they're glad there's no carpet, it's easier to clean and they can throw down an area rug for color and softness if they want.
