I think your best option is to have the tenant get a storage unit, so that they can greatly reduce the amount of stuff they're storing at your property.A few things to consider:   1. leases often have sections describing appropriate (and inappropriate) use of the unit.

I think the issue had to do with who registers the LLC or subseries and who renews the LLC or subseries every year. 

I am just starting to think about investing in STR properties on the Oregon coast.

Ex: 12 wk maternity leave turns into "I just don't want to be sepearted from my baby so I don't think I'll go back to work!

My 4th thought is think if the seller was trying to do this to you.

@Isaac Joseph if you experienced lots of theft with previous PMC, then learn to better manage your managers.Try to think of everything that can go wrong and then figure out how you can monitor relatively easily.Doing this will probably be a whole lot easier than trying to start your own PMC.

I don't think new investors learn the value of an excellent investor-friendly agent.

I don't think there's a reliable way to come up with an exact dollar amount that everyone can just plug into their situation and be 100% safe.
