Hello.I'm doing about 70 title searches manually by digging in the public records before submitting my bid at the Palm beach county auction.I need to know mortgages & any recorded liens.I'm looking to get more efficient and have technology  on my side.Anyone know about title search machine? 

I desire to move faster and get more done through technology and automation, I do not want just a pretty dressed up version of GOOLGE SHEETS that requires to me go in and manually tweak every single bit of content.

Their website and systems are not favorable for you the investor, where as you can post properties and videos and links at CI, this REIA and many others are technology deficient I know, I was there teaching the technology classes for the last few months.

This included being a key member of the city's plans regarding infrastructure improvements to the area, local redevelopment of old properties, and I personally spearheaded a $250,000 technology grant for the neighborhood from the city and local foundations.  

Investing in a sellers market (like Los Angeles) at this part of the the real estate cycle requires much more skill & innovation.  

I'm primarily looking into purchasing a self storage facility with low economic occupancy with the strategy to improve the business through capital improvements and technology.  

Due to the increasingly more difficult environment to find good Brrrr deals is anyone coming up with more innovative strategies to make deals work?

@Taylor L. yes, I am interested in learning about purchasing an undermanaged facility and adding technology to increase efficiency and allow for remote management.

This may limit your growth rate in the short term when the market is strong, but will save you when the market is soft.Generally engineers have sound personal finance since they have decent, steady, well paid jobs and not extravagant spending/tastes (except maybe when it comes to technology)Possible Disadvantages:You will tend to over analyze everything and want to understand every minute detail before taking any actionYou may want or expect things to be "black and white" and have trouble operating with ambiguity and in the "grey area".

We have lots of competitors in the business we need to be innovative and look for other ways to generate organic leads.
