Hi guy's great topic, @Andrew Zannotti, it's interested that you're looking for opportunities outside or your area, while i as                                a newbie have been looking at your area of Pharr,Tx  and surroundings, i notice that prices there are reasonable for new and fairly new properties, what feedback if any can you provide?

Sounds like some kind of new stoner's underwear line :D  in the same line as  roe wade how you would think of Simon and Garfunkle :)   it was two senators who passed the legislation.IN CA the developments are so massive that the capital for the infrastructure .. the banks were un willing to lend say 50mil to build out a project and do a large amount of off sites. 

@Carmichael Lewis well we currently live in Lake County but we wanted to migrate to Cook County or any surrounding suburbs of the city.

We talk with lots of people looking to buy real estate investment properties in Indianapolis and surrounding areas.

I am beginning to do driving for dollars to find potential off market deals that I can buy fix up and rent out, or wholesale to some cash buyers I have networked with.I graduated with an environmental science degree from Westfield State University and am currently still working my 40 hour a week job as a GIS Analyst mapping out the city's infrastructure.

We are attempting to create a slightly above average rental as compared to the surrounding rentals and apartments.
