. :)But I just submitted an offer for a client at midnight on a Thursday, I spent 2 hours with buyers on a flip making sure they were comfortable between 6-8PM, Met with a tree guy, 2 sets of drywall guys, helped a new agent with a property we joint listed and some offers she received.

The reason for this, as @Rick Baggenstoss pointed out, is that accepting Section 8 vouchers requires that a landlord submit to a painful bureaucratic approval and inspection process that all but guarantees a month or more of vacancy at the start of each lease.

I own a rental in Nassau county and when I have a tenant with a school age child, I have to submit an avadavat to the town they that really live there or I would have to pay a fine equal to the student's tuition for the year, something like $20K for each student.
