Submitted my first offer on my first rental property today!!

. :)But I just submitted an offer for a client at midnight on a Thursday, I spent 2 hours with buyers on a flip making sure they were comfortable between 6-8PM, Met with a tree guy, 2 sets of drywall guys, helped a new agent with a property we joint listed and some offers she received.

Every sub needs to submit their requisition paperwork by the middle of the month.

Some investors prefer verbally submitting an offer so that they do not waste much time writing a contract knowing or not knowing there is no room for negotiation.

The reason for this, as @Rick Baggenstoss pointed out, is that accepting Section 8 vouchers requires that a landlord submit to a painful bureaucratic approval and inspection process that all but guarantees a month or more of vacancy at the start of each lease.

I own a rental in Nassau county and when I have a tenant with a school age child, I have to submit an avadavat to the town they that really live there or I would have to pay a fine equal to the student's tuition for the year, something like $20K for each student.
