Once you prove that a local lender will give you money, I think it is easier to have out-of-town institutions fund your future cash-outs. 

My question is figuring out my next move.This house is solely under my name and I am probably at 90% of my max buying power due to my DTI ratio (School loans are a pain), so financing another property could prove to be difficult. 

So I am now studying to get my real estate license and after I get it I am planning on working with Keller Williams realty and just want to know, or if you can provide advice or sources, how am I sure I am making the best deal for me and the buyer/seller?
