So if we sell at a premium with the market being so strong it would be turnkey to the new owner, but if we refi and hold we won't have to do any major capex repairs ourselves for that same timeframe.

I am surprised they havent put a limit per person. for those with noses full of dust, i strongly reccomend a neti pot, get distilled water in gallon jugs and the special neti pot powder mixture, it cleans all the junk out of your nose and sinuses.

That said, this area has seen 6 to 8 % appreciation in the recent years ( I bought my first home here for $340K in 2013, I sold in August for 485K) and it's still going strong.
