The owners of the house across the street (previously rented) from our primary residence is being prepared for listing, but I approached them today to see if they were interested in looking to do a private sale.

What street is it on?

This 4 plex resides in a neighborhood that has a total of 8 4plexes on one street and two or three 6+ small complexes all within the same block.

Interesting - I took a look at a 4/2 in that precise area (also built in 1917, also 2200sqft), and what turned me off of it was the fact that it was the biggest, nicest house on the street (by a pretty significant margin).  

My parents started a LLC and built a four plex across the street in 2014 with a 8% cap rate. 

The 14th Street corridor from K to about U is sort of the center of the hip places to be now.

I've not done an eviction to completion before, but I am under the impression that once the tenant is removed by the police, their belongings get taken out the same day and placed at the corner of the street for them to take with them. 

Generally Winter Park is a higher-end area with good rents but it's very street specific so I would be sure you do a lot of research on the specific area you are looking to buy in.
