Positive Cash Flow on 4plex But am I missing something?

Hello great community!

So I found a property and I like the cash flow numbers but I have some negative feelings. First off the property price is 105k. This 4 plex resides in a neighborhood that has a total of 8 4plexes on one street and two or three 6+ small complexes all within the same block. What are the pro's or cons of buying a property beside other rental properties?

Also, the property has two 4 plexs for sale adjacent to them  currently for sale 125k. Would
I be stupid not to make an offer? Or could this tell me multiple investors are trying to get out of this environment? I am just worried about bringing in the wrong crowd because it is rental central so people may not treat the property with much respect as they would in a med. income neighborhood.
