@Adam Dassie It's not all about cash flow, and depending on the investor you'll find different strategies.

The first piece of advice that I would offer up is to really get an understanding of what your exact goals are, and then be specific about defining your investing strategy. 

However, all this is a bit misleading- inflation also has a part in this equation- getrification, foreign investment money, etc. etc.Every strategy is good- just depends on what works for you.

I've come up with two strategies that I could potentially get the cash out without the tax (or reduced cost) and wanted to see what you all thought.  1) I personally take a shareholder loan from my C corp.  

Currently hold no assets.4) Holding 300K in professional school student loan debt at 6.8%, plan to refinance perhaps at 5%I'm trying to figure out my strategy for avoiding taxes on my high salary/income that will start soon, and hoping to invest aggressively in the next few years in order to set myself up for passive income in the future.

I love low end rentals, but don't recommend them as a long term strategy. 

Cash out and refinance is an effective strategy if you are looking to continue to build your real estate portfolio.
