Calling and then text would be my last choices because with e-mail you have a copy in your sent-box that you can print out for proof.

On a couple of the podcasts, I have heard guests saying that they strategically forego some of the available writeoffs to take advantage of the income on their tax returns for future borrowing purposes.

There is no setup fee for a small landlord...they may have a premium service for larger PM companies, but I've never needed this.The fee is $3.99 per payment (chargeable to tenant or landlord...your choice), but I think this is worth it because it saves you time with the following:-provides tenant with receipt-keeps a log of all rent payments you can later submit in rent court if necessary-no time spent endorsing checks and going to the bankIt is also a convenient option for tenants whose employers pay in cash

Maybe if you were already awash in millions, and there were other strategic reasons to get those properties, I could see it.The biggest issue is, how are you going to stay in the game if you are losing money on your investments?
