@Wally Martinez for buyers I have found folks doing flips in my area while driving for leads, another way is checking local Facebook groups, Craigslist and other social media sites.

Love the idea of BRRRR, but also feel like a kid in a candy store after reading a bunch of posts and listening to a ton of podcasts...seems like every time I hear about a new idea I say "that is what I should do!". 

When the media starts with this type of publicity, it can get sticky fast.
