With investment properties, any kind of rentals, I often see the story where the owner walks away due to some major repair issue, like a caving in basement or maybe a string of awful tenants drove them away, but in either case, its NOT AT ALL because there's no way they can continue to pay the mortgage payments, its a financial decision and many times may be the best one they have available at the time!

@Brenda FreemanI think seller finance can make sense when you can get an at or above market price; you don't need the proceeds; you want the monthly income; and delaying the proceeds will make sense from a tax perspective.If you are saying there's an existing mortgage you would have to pay off yourself, then I don't think that makes any sense - why would you want to invest your own cash to make this work?

We did live in it for one year to satisfy the FHA loan and then moved out, so unfortunately it would have to be refinanced as an investment property with worse rates (8.1%) and higher LTV (25%).
