Most duplexes have a third meter for the landlord.Second, if you must use the tenants electricity, simply give a week or two notice and let him know you will be compensating him for it.

Maybe you offer the tenant $500 to be paid as long as she is completely vacated by noon on  X Date, no more damage than there is now.

Samuel, I'm an investor in Cincinnati, I focus completely on higher end rentals near the University of Cincinnati.

I'm guessing ones that look as beautiful as that one you just completed will sell, but the market may get wonky after the Germans leave.

Our only thing stopping us at this moment is that we are currently doing a complete gut and renovation on our personal residence, (that should be a flip but we actually want to keep) we are putting all of our time and money into it.

I am finding it difficult comparing similar MFH properties to one another as there are multiple variables that do not match up completely.

Also, i am not sure i understood completely your posting, are TKs not a good option?
