As a landlord I simply want thorough and up to date screening information (credit/criminal/eviction).  

I simply assign the contract I have to the buyer.  

Regarding the occupied home I could not inspect, I attempted to simply speak with the current occupant and have a civil meeting to see if they would be moving out or would be vindictive and destroy the home.  

I even offered to pay a premium for my list and they simply said there is nothing they can do.Has anyone else ever had this issue?  

Many out there simply make their meat off of fees and never or rarely make a loan.....indication of a scam. :)

If by some weird happenstance you do accept an offer, you will need to drag them along and then they will expect you to wait while they attempt to find a buyer.

Self directing is simply a different business model that allows for a broader choice of investments.  

I'm not just referring to the job, I'm talking about the concept of working for others and more importantly the idea of trading my time simply for money was not doing well for me (mentally).

These are merely suggestions , since i having started working it per say. re: the hang ups unless you want to call and directly say something like " I see i've missed your call do you have a house to sell" i would simply send another letter and maybe an experienced wholesaler can chime in here but I don't think you should send the same letter.As for the problem of not closing i guess you can chalk it up to learn curve. it's a numbers game (or so i'm told) so keep trucking

My company uses Alerus and i can log on and simply model a loan and they tell you exactly how much you can take out.
