Given the facts that they are appearently in a hurry to sell and simultaneously uninterested in marketing with an agent because they Dont want to give them 6% of this enormous one month windfall I would guess something is amiss.

In my city tenants don't appear to recognize the value of free water so I could easily keep the rents or raise a little while billing all the water back.  

I get that Quicken is supposed to be for personal and Qucikbooks for business, but when it comes to real estate specifically, Quicken has a tailored product whereas Quickbooks does not appear to. 

I'm in Indiana and it appears that a private mortgage note is exempt from the SEC requirements on registering if I get one note per transaction and it's tied to the mortgage.

They may or may not have a legal interest but they will most assuredly have opinions but often no shoes or teeth.
