I'm assuming landlord insurance comes at a premium in comparison. 

I haven't used Whitepages so I can't make a direct comparison. 

It isn't just you having trouble to find anything that makes financial sense, as It proved to be EXTREMELY difficult for me to find ANY type of multifamily that wasn't either in the hood or way to expensive in comparison to market rent.I moved on and began focusing my search on only townhomes and SFR's, but one day a Duplex in a good neighborhood in Raleigh popped up.  

This is the ratio of how much money you are making each year in comparison with how much you put into the deal.

A contrast with a more purposeful comparison would be a lender who portfolios their loans like a small community bank and a lender who sells most of their loans in the secondary market such as a "lender".

I should also mention that there is a neighboring community that was hit hard with the down turn of 2007 and their HOA struggled leaving a lot of houses in the low 200,000 range, but the amenities aren't really a comparison. 

Anyone have any comparison thoughts on these two sites/services?

This can more advantageous when there is slightly larger group and for example, lets say one of them doesn't want to or is unable to partner on a deal that comes up.If you two just go directly for a multi-member LLC, it doesn't mean you are "inflexible" by comparison. 

I've lost money in appreciating markets that suddenly were not appreciating. but depreciating.If Apple stock doubled in value every ten years then that would be a better comparison to Bay Area real estate that has done EXACTLY that. 

One thing I've noticed is the much lower response rate in comparison to my business partner in Galveston/Houston Tx.
